Clean Up Patrol

I clear out my old office.

I”ve owned a condo in Wickenburg for the past eight or so years. It was the first non-stock investment I made when I started making decent money. I figured that real estate is always a good investment, and it would be nice to have a property that someone else paid for. So I bought the condo — which had been previously occupied by a single renter for 11 years — and put it up for rent.

The condo isn’t anything special. It’s two bedrooms, one bath, with a kitchen that’s separated from the living room by a breakfast bar. Total square feet is about 900. The big living room window faces out to the parking lot, a park where there are ball fields and the town pool, and the mountains. The bedroom windows face out on another parking lot and route 93, which is the main thoroughfare between Phoenix and Las Vegas for cars and trucks. The condo property includes a well-maintained swimming pool, a not-so-well-maintained spa, and mailboxes. (A big deal in a town that’s only had mail delivery for about 15 years. The place is a short walk to a supermarket and other shopping and is well within walking distance to two schools.

I put it up for rent within a month of closing on it and had a tenant within a month. Thus began my long career as a landlord.

Being a Landlord Sucks

Being a landlord is not a job for the faint of heart. Although most tenants show at least some level of responsibility, there are always a few in the crowd who will treat your property like it belongs to their worse enemy. Some tenants go out of their way to find things to complain about — one family complained so many times about how the shower door didn’t roll properly that Mike and I went to the apartment, removed the shower door, and replaced it with a curtain. (Let’s see you have problems with that.) And did I mention that the average tenant isn’t interested in living in the same place for 11 years? I witnessed a parade of four tenants in less than five years, with lots of cleaning and painting and empty unit time between them. Anyone who thinks being a landlord manager is an easy way to make a living is fooling himself. It’s a pain in the ass.

To make matters worse, I had another good year and bought another property. That one was a 3-lot parcel with a 4-unit studio apartment building and two bedroom, two bath house on it. What the hell was I thinking? I multiplied my single unit landlord headaches by five. Now there was always an empty unit somewhere, a unit to clean, a tenant complaint to deal with, an apartment to advertise and show.

I won’t go into the gory details. I’ll just say that after trying a rental agent (who took a fully-occupied property and had it down to just one tenant in four months) and letting Mike manage the place for a short while, I got smart and sold the larger of the two properties, leaving me with the condo.

In the meantime, the condo’s last tenants, a young married couple with a baby, terminated their lease early and disappeared. But not before they completely trashed the carpet, doing what would turn out to be $1,600 in damage.

I’d had enough. I was sick of being a landlord. I decided to take the apartment off the market and move my office into it.

An Office in Town

Having an office outside my home for the first time in about 12 years was a treat. My work wasn’t in my face all the time. I didn’t drift from the kitchen to my office and get caught up reading e-mail or working through edits. I went to work in the morning, worked until I felt done for the day, and went home to a life. Mike, who was working from home at the time, did the same. I took the condo’s living room, so I could look out over the mountains, and Mike took the larger of the two bedrooms. The place had everything we needed to be comfortable — full kitchen with dishwasher, bathroom, and access to high-speed Internet. (For about a year, MIke had wireless access that we think he picked up from the local Radio Shack. Ah, the days of unsecured wireless networks.)

The really good part about all this is that we reclaimed both of the bedrooms we’d been using as offices at home. Mike’s old office became the full-time guest room, with all the furniture you’d expect to find in a bedroom. My old office became the “library,” with all of our non-work related books, a desk, framed maps, and a futon for overflow guests. We usually kept the guest room closed off in the summer and winter so we didn’t have to air condition or heat it.

Of course, there were some drawbacks to the office situation. First of all, my office was about 6 miles away, which meant that if I needed something there, I was taking a drive. I had everything there except my 12″ PowerBook, so I dealt with all work-related matters there. For a while, we didn’t even have Internet access at home, since we didn’t “need” it. (It didn’t take long for that to change.)

But the worst part of the situation was when I got calls in the middle of the day for a helicopter flight. The airport is on the opposite end of town. So if I got a call for a flight that day, I’d have to pretty much drop everything I was doing, lock up the office, hop in my vehicle, drive home to put on some more appropriate clothing, and drive to the airport to preflight the helicopter and pull it out. That took a minimum of an hour. When the flight was over, I’d do the same thing in reverse. By the time I got back to my office, my concentration was gone and I wasn’t usually able to get back to writing. Sometimes, the whole day would be shot to hell for a 25-minute tour around Wickenburg that put just $195 in the bank — that’s gross, not net.

When space opened up at the airport for an office, I tried to get it. The Town of Wickenburg’s Airport Manager jerked me around to no end. (If you think coming to Wickenburg to start a business is easy, think again. It seems that the town management isn’t happy unless they present at least a dozen hoops for a new business owner to jump through. The smart ones take their plans elsewhere. I’ve spoken to three different people who were interested in bringing medium sized businesses to Wickenburg, and all three said they’d built their businesses elsewhere after dealing with the town.) It took over a year, intervention from the FAA, an RFP process, and the threat of a discrimination case to get a contract. Now I’m wondering whether I want the Town of Wickenburg for a landlord. Like the smart folks who give up when they see the hoops, I don’t think I do.

So I moved my office back home.

There’s No Place Like Home

The move wasn’t easy, but we were smart enough to do it in the winter months, when it was comfortably cool during the day. We gave away a lot of furniture so we could fit my desk and the things I needed back in the library. All the books went back upstairs, into some built-in shelves, so my work books — including the ones I’ve written — could go in my office. Mike, who now has much less need for space, took the library’s desk upstairs and set that up by one of the big windows with the good views. We put his old desk in my hangar, so I had more space there to do my FAA-required paperwork. (My old desk there had gone up to Howard Mesa months before.)

So now I live with my work again and, frankly, I don’t mind one bit.

I had a book to write, so I got right down to work before everything in the condo had been moved. It I was more ambitious about it, I would have cleared the place out right away, had it thoroughly cleaned, and put it back up for rent. But I dreaded the thought of dealing with all the accumulated paper — including boxes I’d packed in our first Wickenburg home (an apartment on Palm Drive) and ones I’d packed back in New Jersey ten years ago. So I just moved everything aside to give the carpet folks room to lay the new carpet, turned the heat pump off, and locked the place up.

Now I’m Cleaning Up

Months passed. And I finally did something radical to get me to clean up: I hired a professional cleaner. And I told her to come next Wednesday, when I’ll be away in California.

Of course, I don’t expect her to go through all my crap and box it up for my office or storage. That’s something only I can do.

I put it off as long as I could. Yesterday, I had a dawn photo flight here in Wickenburg and a lunch meeting with one of the companies I advertise with. A good day to work on my old office, I reasoned. Lunch would make a good mid-day break. I’d put in 6 hours or so and be done.

Wrong! Although lunch was a good break, I didn’t come close to finishing. I worked in the condo from about 8:30 AM to 11 AM, did some errands, went for lunch, and got back to work at 1 PM. Then I spent the next 3-1/2 hours going at it.

I threw away 7 tall kitchen bags — you know, the 13-gallon size? — full of junk, including stuff I’d saved for more than 15 years. I got rid of all the Apple promotional and developer disks I’d accumulated from 1992 through 2001. I got rid of old software and manuals. I got rid of magazines — about 40 issues of MacAddict that were still in their original wrappers. I got rid of loose receipts, bills, and bank statements. I was ruthless. My hands got filthy — I washed them at least once an hour. My feet got sore from walking barefoot on the cheap carpet I’d had installed in the place.

I filled six file boxes with stuff I wanted to keep. I made piles of stuff to give away — some stuff for the cleaner, miscellaneous paper items for my neighbor’s kids to do crafts, photo and negative holders for a photographer friend, empty CD-cases for the local print shop guy (who also uses Macs).

Later, at 4:15 PM, when Mike rolled up to help me take some of the boxes out, I was exhausted. We loaded most of the boxes into my Jeep and his car, dropped some of them off in storage, and brought the rest home.

But I’m not done.

I’m mostly done. I don’t think I’ll need more than another 4 or so hours. And frankly, I might take the lazy way out and just box up the stuff and stick it in storage without sorting through it. It’s a terrible, nasty job, but there’s only me to blame for it. I just keep too much crap.

So today, after getting a haircut at 8:30 AM, I’ll go back to work in the condo. I’ll get all the loose stuff gathered together, throw away some more junk, and stack up the boxes to go into storage.

Hell, at least I can turn on the air conditioner.

Gila Monster

My first Final Cut Express video project.

After spending three days going through a tutorial to learn Final Cut Express HD, I was ready to create my first video project. I’m sharing it with blog readers so you can see how much effort a person can expend on 25 seconds of video.

About the Project

This particular project features a Gila Monster (pronounced “heela monster”), which is a rather large lizard that can be found in the Arizona desert. If I’m lucky, I see one or two of these in a year, so they’re not exactly common. They are, like so many things in the desert, poisonous, so you don’t want to get too close. But since they’re not exactly fast and they’re definitely not aggressive, you can get photos of them in action if you have equipment with you.

On a backroad trip with Mike and some friends, we happened to come upon one croassing the road. I had my video camera with me and whipped it out to capture some pretty decent footage. This Final Cut Express project cuts out the boring shaky bits, replaces our silly comments with music, and adds opening and closing titles. This is the first in a series of short videos I hope to add to wickenburg-az.com, so make the site more interesting to visitors.

But this is also an experiment to check out video formats and Final Cut Express’s export feature. I had great success when exporting to QuickTime movie format, for iPod, and for Apple TV. But the Windows Media Player export didn’t work right at all and the AVI format was extremely poor quality, despite the file size, so I’m not going to distribute them. I just spent another few minutes using the iPod version of the file to create an e-mail version using QuickTime’s Share command. That worked best of all for the Web view of the file. Only 3.3 MB (which is smaller than the iPod version, and it looks pretty good.

Getting it Online

XHTML purists will tell you that the EMBED tag is a no-no in Web development. I think it has something to do with Internet Explorer which, for some reason, can’t interpret XHTML and CSS like the rest of the Web browsers on this planet.

So this project is also an experiment to see if the QuickTime Embed plugin for WordPress will work. If you’re reading this article shortly after I put it online and there’s no QuickTime movie below (or if the whole site is messed up), it’s because I’m trying this out and debugging. (Check in again in about 30 minutes.)

That said, here’s the movie with a Poster movie. I think I’l leave the iPod file for wickenburg-az.com distribution.

Araucana Rooster Seeks New Coop

Kicked out for pestering the hens.

Araucana RoosterMr. Rooster (that’s the name I give all my roosters) has been kicked out of the chicken coop. One of two roosters in my flock, the girls prefer his rival, the other Mr. Rooster. They’re particularly upset by exiled Mr. Rooster chasing them out of their nests while they’re trying to lay eggs. (It’s quite obvious he isn’t “getting enough.” Wink-wink, nod-nod, say no more.)

Mr. Rooster is an Araucana, an Easter Egg chicken. He’s about 16 months old. Araucanas lay colored eggs. In my flock, they’re mostly green, but one of the hens lays brown eggs. Mr. Rooster, of course, does not lay eggs. But if he’s in with your hens, you can bet those eggs will be fertilized daily.

We kicked him out of the coop so he’d stop bothering the girls. It was my hope that a coyote would have him for dinner one night, but it’s been two weeks and he’s still hanging around outside the coop. We give him food and water and he’s gotten quite friendly. But he’s not getting back in with the girls.

So I’m hoping someone who either needs a rooster to complete a flock or a chicken to have for dinner will come claim him and take him off my hands. You bring the box with the air holes in it and I’ll catch him and get him in the box. Do what you like with him, but if it involves axes or Mexicans, I don’t want to know about it.

Reach Out and Meet Someone

I remember what online community is all about.

I got my start in the online world back in 1984, when I bought my first computer. It was an Apple //c and I quickly began visiting bulletin board systems (BBSes) using my 300 baud modem. You could get away with 300 bps in those days — there were no graphics, no big downloads, no Flash or PDF or QuickTime files.

Back in those days I visited BBSes to participate in online discussions on what were called message boards: the precursor to today’s forums and blog comment features. Later, in 1989, when I bought my first Mac, I was quick to start my own BBS, The Electronic Pen. I kept it up and running for years, until the Web made BBSes archaic. Then I hopped on board Web 1.0 with a Web site — back in 1995 or so? — and have been a Web publisher ever since.

It Was about Meeting People

In exchanging comments and ideas on BBSes, I met a lot of people:

  • There was Tim, who ran a BBS out of the same office where he sold tombstones. (Really!) Tim was my age and a Mac user and he’s part of what made me so enthusiastic about Macs. He introduced me to Mark, a legally blind albino guy who worked as a graphic designer. (Really!) Mark couldn’t drive, so we’d take him out to dinner once in a while. He had all this high-tech computer equipment that he’d show off to us: things like CD-ROM writers, 20″ monitors, and high-end graphic software. (Remember, this was in the early 90s.) Although I lost touch with Mark, I still exchange e-mail with Tim, who married his high school sweetheart, fathered three boys, and got a job as an IT guy for some medical information company.
  • There was May, who ran a BBS for writers. She wanted to become a writer, but she couldn’t seem to get her foot in the door with any publisher. She even quit her day job to devote all her energy to writing. She wound up broke and depressed. She went back to work. Years later, she finally got some stories published. I don’t know what she’s doing now. She once called me an “overachiever,” which is something I’ll never forget. It made me feel as if I should be ashamed of my success.
  • There was Art, a computer programmer who knew everything — or thought he did. At thirty-something, he still lived at home with his parents. When I met him in person, I was very surprised to see that he was only about 4’10” tall. He bitched a lot about his employer and I wasn’t too surprised when he got canned. When he got 18 months pay in his severance package, I encouraged him to travel around a bit before getting back to work. He visited his brother in Seattle. “There’s snow on the Rockies,” he told me after his trip. “Art,” I replied, “there’s always snow on the Rockies.” Some people really need to get out more. We lost touch just a few years ago.
  • There was Bill, a copywriter. Here was a middle-aged man who wrote for a living. And he made a good living. He offered me advice (when I asked for it) and was amazed when I told him that I thought something I’d written “sounded good.” “That’s the point,” he said, obviously excited that I’d made the comment. “Good writing should sound good when it’s read out loud.” I learned a lot from him, but ironically, we lost touch soon after my first book was published.
  • There was Martin, a computer geek like me, but with an arty streak. He did design work and computer training for a local computer store. If my memory serves me right, he helped me get my foot in the door there and I worked for them for some time. I went to his wedding and, when I moved out to Arizona, he, his wife, and their new baby spent a day with us. When he set up his own consulting firm, he sent me a full complement of his high-class giveaways. I still use the logo-embroidered throw blanket when I sit on the sofa to watch television some evenings. I haven’t seen him in years, but he’s one of my LinkedIn contacts.

These are just some of the people who entered my world through the world of online communication. (And no, these aren’t their real names.) They were friends, despite our mutual shortcomings, and we socialized both online and off. In fact, I was better friends with these people than my college classmates.

What Changed

Somewhere along the line, things changed. I think it had something to do with switching from the two-way communication of BBSes to the one-sided Web sites of Web 1.0. Although I remained friends with this handful of people for some time, I didn’t meet anyone new.

And I didn’t miss meeting people.

After all, I was busy with work — writing books and articles, teaching computer courses for two different companies, writing course material. And then we moved to Arizona and I was busy with my new home, learning to fly, and exploring my surroundings. As my old BBS friendships faded away, new ones didn’t replace them. But I didn’t even notice the gap in my life.

Social Networking

Until yesterday, I never realized the value of social networking sites like LinkedIn, MyBlogLog, and Twitter. You see, I wasn’t in the market for new friends. I didn’t need any. I have friends around here, I have friends elsewhere.

The trouble is, our friends around here are either 20 to 30 years older than we are (remember, Wickenburg is a retirement community) or, if they’re younger, they’re transient, passing through Wickenburg on their way to someplace where they’re not always the youngest person in a restaurant or supermarket. (Okay, so that’s an exaggeration. There are usually a few people younger than me in the supermarket, and some of them are even customers.) We lost two friends our age just last month when he got a better job in Michigan and they just packed up and left. Other friends have been bailing out regularly: one couple to Colorado, one to San Diego, one to New Mexico.

Mike and I aren’t movers. We like to stay in one place a good, long time. But with the way things in Wickenburg are going, I’m ready to bail out. We’ve been here 10 years — that’s longer than most of our friends (in any age group).

So I’m starting to think about new friends who live someplace other than Wickenburg.

Yesterday, I read “How to Use MyBlogLog to Succesfully Build Massive Blog or Website Traffic.” I’d signed up for MyBlogLog back in January, but never did anything with my membership. I had some time, so I went through the instructions in the article. And I started finding blogs for people who write about the same kinds of things I write about. People with similar thoughts and ideas and concerns. And I began to realize that I could make friends online again. Perhaps even good friends.

Now if you’re reading this and actively participate in social networking sites, you’re probably thinking that I must be some kind of moron. Of course that’s what social networking sites are for.

Hoof PickWell, have you ever seen a hoof pick? There’s a picture of one right here. You use it to scrape horse poop and mud and rocks from the bottom of a horse’s foot. It’s standard equipment for everyone who rides a horse — a responsible rider wouldn’t even consider getting into the saddle unless the horse’s feet had been checked and scraped. But if I didn’t tell you this and you’d never needed one and someone handed one to you, would you know what it was for?

That was me with social networking Web sites. I couldn’t understand the purpose.

Now I do.

Build Community Through Participation

Yesterday, I also realized that what’s holding back my blog from reaching the next level (whatever that is) is the sporadic participation of visitors.

Sometimes I’ll write a post, hundreds of people will read it, and a bunch of people will post comments with other viewpoints about what I’ve said. This adds substance to the blog and makes it more valuable not only to visitors, but to me. I learn by starting a conversation and reading what others add to it. (I love to learn.)

Most times, however, I’ll write a post and even though many people will read it, no one will post comments to it. Which makes me wonder whether I “got it right” or if anyone cared about what I said. Are these posts a waste of time? Are they useless bandwidth suckers? Why did Post A get a lot of response while Post B, with a similar topic, generate “dead air”?

I may never know.

But the one thing I do know is that I want more participation here. And since I want it here, I’m sure other bloggers want it on their sites. So I’m actively trying to add something to a comment string — sometimes even starting a comment string — when I have something to add. Even if what I have to say is just a quick note to thank the blogger or give him/her my support on that issue. (Whatever that’s worth.)

Twitter Really Is More than Just a Waste of Time

Yesterday was also the day that I realized that Twitter is a lot more interesting if you’re monitoring the tweets of people you know and/or care about. I realized this as I started adding “friends” to my Twitter account — the same people whose blogs I was beginning to monitor. When you follow the tweets of a select group of people, you learn more about them and the things they do. Like me, some of these people publish tweets about the major work-related things they do throughout the day. Or about ideas that have just gone through their heads. Or about life’s frustrations.

And I think that Twitter can be a great way to help decide whether I want to take another step toward a real friendship with someone. A person’s tweets reveal not only what he/she is doing or thinking, but his/her personality. I could never pursue a friendship with someone who composed tweets like AOL chat room IMs. Or a person who took him/herself too seriously. Or someone who used Twitter solely to market a product or service.

So I’m going to be more active in the blogging world, both in my blog and on other people’s it will be interesting to see what new friends I can make.

Check and Tidy Up Your Credit

Take some time with your free credit reports and computer to clean up outstanding items.

I have very good credit and I work hard to keep it that way. I don’t ever want to be denied credit if I need it.

Start With a Clean Shop

The best way to keep your credit rating good is to follow a few simple policies:

  • Don’t sign up for a lot of credit cards. People (and, more likely, computers) who evaluate your credit look at the credit limits set up on your active credit card accounts to see what your potential total liability could be. $5000 here, $12,000 there, $9000 somewhere else — all that adds up, even if your outstanding balance is $0. After all, who knows if you’ll suddenly go on a credit card spending spree and max out all your cards?
  • Minimize personal loan use. A car loan is secured by a car. A mortgage is secured by property. A home equity loan is also secured by property. But personal loans aren’t secured at all. So if you go bankrupt, that’s just another loan a potential creditor would have to wait behind.
  • Speaking of bankruptcy, don’t go there. Declaring bankruptcy should only be used in dire circumstances — for example, you don’t have medical insurance and surgery or long-term treatment for something serious gets you in debt above and beyond your eyeballs. (Frankly, I think the government should provide medical coverage for these serious matters, but don’t get me started on that argument.)
  • Pay everything on time. Everything. Always. I’ve automated my payments through my bank account (not through my creditor’s billpay system) whenever possible. If online billing is not available, I set up to send a minimum amount to cover monthly bills so nothing is ever forgotten.
  • Don’t go into more debt than you have the ability to pay. This seems like a no-brainer, but people do it all the time. All your credit card minimum payments add up, you know. When they get to a point beyond what you can pay each month, you’ll be in serious trouble. And if you have a variable interest mortgage, remember that the monthly payments will go up soon (if they haven’t done so already) and you need to budget for that big increase. (If possible, refinance at a fixed rate or one that remains fixed for at least a few years. INGDirect has a great deal right now that you might want to check out.)

If you want to minimize interest expenses on revolving credit like credit cards, pay them on time in full every month. Not only will you save money — no interest! — but each month you’ll find yourself paying for just the things you bought in the previous month. Sure beats taking a year to pay off things you might not even have anymore.

Review Your Credit Report Regularly

Today, I took a few hours to download, review, and initial investigations for my three credit reports. It was an enlightening experience that gave me some peace of mind.

The U.S. government mandates that TransUnion, experíon, and Equifax must give you their version of your credit report once a year for free. To get your reports, go to AnnualCreditReport.com and follow the instructions that appear onscreen. You’ll have to provide your social security number and some other identifying information. You’ll then go to the Web sites of each credit report provider you selected (I chose all three) to request, view, and print your credit report. I got TransUnion’s and Equifax’s without any problem, but when I tried to get experíon’s, I entered a wrong number for a security question and was told I’d get validation info in the mail to proceed. Still, two reports were enough to get me started.

And no, you don’t have to subscribe to anything or pay $7.95 to get your credit score. (I was tempted to see the FICO number, but did not succumb.)

I found some incorrect information regarding my name (Equifax also has me listed as Maria Chilingerian, although I did not take my husband’s last name when we married and do not use the name at all) and addresses (both had a rental property I own as one of my residential addresses on file). Equifax had a bunch of former employers that were kind of scrambled up. I also found a number of outstanding credit card accounts that I’d opened in a store to get the 20% purchase discount (Old Navy, Pier One) that had never been cancelled. Equifax had a single “adverse accounts” item for an old Alltel bill I’d paid late after a dispute. Oddly enough, it was marked as paid, even though it showed up as an adverse item.

The reports color-code payment history, making it pretty easy to see how good (or bad) you’ve been at paying your bills on time. I was very pleased to see that all of my bills indicated that all payments were on time. I really do try hard.

Both companies offer online dispute investigation for items on the credit report. In each case, I logged in with special identifying information, navigated to the investigation page, and entered correct data or checked off items in a list. For example, I asked both to remove that rental property address and told them that a few credit card accounts indicated as open were now closed.

Prevent, or at Least Stop, Identity Theft

If I’d seen evidence of identity theft, there were boxes to check and forms to fill out to indicate that an item on the report wasn’t mine. This is the main reason everyone should review their credit report periodically. You can see what’s going on in your name and make sure someone else isn’t using your fine credit to finance their round-the-world cruise or new car. But in my case, although the reports were lengthy (I have a habit of taking advantage of those 0% credit card offers for exactly one year), I was personally responsible for initiating every item on them.

I should note here that I once did have my credit card number stolen and used for a handful of purchases before American Express, with the help of Sears, caught on. The whole thing took place over a period of less than a week and I was not held liable for the two charges that got through. No sign of this appears on my credit report. But if someone had opened a new account using my name and other identification information, that would have been very easy to spot.

Don’t Wait. Do it Today.

With identity theft running rampant and interest rates rising, it’s a good idea to go through your credit reports and tidy them up.

After all, who knows when you’ll want to refinance your home, buy a new car, or take advantage of one of those 0% interest offers?
